Due diligence and Project Feasibility
Centerra Capital undertakes a rigorous due diligence process for its clients relating to any acquisition, disposition, financing or re-positioning of any real estate asset. Our approach is designed to identify the strengths and weaknesses of any asset and results in recommendations to maximize operational efficiencies. This process includes:
- Evaluation of overall market conditions including demographics and competition
- Physical Condition Assessment of the asset
- Title and Environmental review
- Detailed lease analysis and roll-over assessments
- Prepare detailed financial projections including financing analysis to determine optimum financial structure
Asset and Property Management
Ownership of investment property should be considered analogous to owning your own business. Real estate is more than bricks and mortar and should be considered an operating entity with the objective being to maximize performance while being flexible and open to change to remain viable. Depending on the size of the asset, Centerra Capital performs all the major responsibilities associated with Asset Management and Property Management.

Valuation
Centerra Capital has the in-house capability to analyze and evaluate a property's potential value from an income approach (including 10 year pro forma and discounted cash flow analyses) and a replacement cost approach and compare with comparable transactions in the market place. When necessary, Centerra can facilitate and represent clients in a formal appraisal process.
